Market Appraisal – An experienced member of the lettings team will meet you at your property to advise you on the lettings process, agree a fee structure and advise you of the achievable rent for your property. If you are unable to meet an agent at the property then we are very happy to go on our own or meet virtually.
Photography & Floorplans – To ensure that your property looks the best it can we will arrange for a professional photographer to carry out photos and a floor plan of your property.
Marketing – We utilise portal tools, our own website and our network of affiliate agents so that your property is exposed to the largest number of prospective tenants possible. Within 24 hours of marketing your property will also sent to our exclusive database of corporate and professional tenants.
Viewings – All viewings are accompanied by an experienced member of our lettings team.
Negotiation - Upon receipt of an offer to rent your property from a prospective tenant we will negotiate all of the terms of the tenancy agreement in your best interests.
Paperwork – In an increasingly complex legal environment, we will ensure that all of your paperwork is up to date and that all required legal boxes are ticked.
References – All tenants of Brothers Property Management are subject to strict credit, financial and rental history references. We use a third party reference agency to collate and scrutinise tenant references on our behalf. We are then able to provide you with a detailed report and simple recommendation on whether to proceed with the tenancy.
Tenancy Deposit – We will collect and administer the tenancy deposit on your behalf, registering it with the Tenancy Deposit Scheme if required, for the duration of the tenancy. We will also assist you with the administration of the deposit release at the end of the tenancy.
Inventory, Check In & Out – We will arrange a comprehensive inventory and check-in at the start of the tenancy and an inventory check out at the end of the tenancy, both carried out by a third party professional inventory clerk.
Fee - 10% plus VAT (12% Inc VAT) of the annual rent paid in advance.
Rent Collection – On top of all services provided in our Let Only Service we are also able to collect the rent from the tenant. On our Rent Collection service our fees are paid monthly rather than in advance. We will assist you with aspects of the rent throughout the tenancy.
Fee - 11% plus VAT (13.2% Inc VAT) of the annual rent paid monthly or in line with the rent.
